Performed two AC maintenances. Cleaned indoor and outdoor coils, flushed drain lines, checked air filters, inspected blower wheels, cleaned biological growth buildup inside air handlers, checked temperatures, checked static pressures, checked refrigerant pressures, inspected all major and minor electrical components. Installed 24 V UV lights with transformer on each air handler. Both compressors have high startup amps and there are no indoor or outdoor surge protectors on system. Client approved installing hard start kits to lower compressor start up amps and approved installing 4 surge protectors. Scheduled to return next Friday, November 7 to make repairs. Client put 20% down. Cycle and tested both systems, all operations OK at this time.
Did an inspection of AC units and ductwork. Found air handlers with biological growth buildup and system has not been maintained. Gave client solutions for issues with systems. Client chose to go with solution #3 Scheduled to come back tomorrow between 8 - 10 to do 2 AC maintenance and install 2 UV lights. Client signed up for annual membership for two systems
Sent new estimates
Diagnostic completed. Found two furnace systems dated 2003. Neither operational. Found 3T system running but with pressures -9/0 psig, refrigerant fully depleted. 3.5T system has failed capacitor as well as disconnect breaker. Client is contactor and states can replace both capacitor and disconnect breaker himself. Requests estimates to replace systems.
No cooling on mini split in garage. Found system low on refrigerant. Performed complementary leak search on system. Found leak at condenser coil where there is a ton of corrosion. System is out of warranty, advised client to replace system due to age and cost of repairs. Sent client estimate to replace 18,000 BTU ductless mini split. Client wants to get other estimates and will call us back.
Sent quote for removal and reinstallation of existing gas furnace system as well as adding a new air handler stand
